Pender County, North Carolina

Custom home builder in Pender County, North Carolina.

Pender runs from the Topsail barrier island back through Hampstead and Scotts Hill into genuinely rural inland land around Burgaw and Rocky Point. Few counties in the region ask a designer to work across that much variation, and the right answer on one end of it is the wrong answer on the other.

Local conditions

What building in Pender actually involves.

Island to inland in one county

A Topsail Beach lot and a wooded parcel near Burgaw share a county and almost nothing else. Wind exposure, flood designation, soils, well and septic considerations, and drainage all differ, and the design has to start from which of those conditions actually applies.

The Hampstead and Scotts Hill corridor

This stretch is growing quickly and holds a mix of waterfront, wooded, and creek-adjacent parcels within short distances of each other. Lot-by-lot analysis matters more here than county-level generalization.

Rural sites carry their own scope

Inland Pender parcels may involve well and septic, longer utility runs, and site access work that is simply not a factor on a serviced lot. Those are budget and schedule realities best identified during site analysis rather than during permitting.

Humidity does not respect the county line

Inland sites lose the salt exposure but keep the hot-humid climate. Moisture strategy, drying potential, and right-sized mechanical systems matter as much in Burgaw as they do on the beach.

Site analysis matters more in a county this varied

The formal site analysis is the first deliverable on every Pender project: flood zone classification, wind exposure, sun path across the year, view corridors, prevailing wind, drainage, and the constraints attached to the parcel. On an island lot it will surface elevation and exposure questions. On a rural parcel it is as likely to surface access, utility, soil, and drainage questions.

Both are answers you want before design starts, and well before you are committed. If you are still choosing between parcels, this is the work that tells you what each one will actually support.

One standard, applied to the site in front of it

Homes here are designed to pursue FORTIFIED Gold, third-party verified by IBHS across roof, walls, openings, and the continuous load path, with a sub-1.0 ACH50 airtightness target carried from the drawings into construction and confirmed by blower door before handover.

The standard does not change between the beach and Burgaw. How it is executed does. Coastal Pender sites weight salt exposure, wind, and elevation heavily. Inland sites shift the emphasis toward moisture, drying potential, and mechanical design for a hot-humid climate. Both need a continuous air barrier, a drawn flashing sequence at every opening, and equipment sized to real loads so it runs long enough to control humidity.

What we build here

New custom homes on Topsail-area coastal lots, in the Hampstead and Scotts Hill corridor, and on inland and rural parcels throughout the county. Renovations and additions to existing homes. Accessory dwelling units where the lot and ordinance allow, which on larger inland parcels is often a more workable option than it is on a constrained coastal lot.

Construction is partner-executed, directed by Tropical Tides, with the design intent and performance targets carried through to handover and the full decision record kept in your project workspace.

Common questions

Building in Pender, answered.

Which Pender County communities do you serve?
The whole county, including Hampstead, Surf City, Topsail Beach, Scotts Hill, Burgaw, Rocky Point, Maple Hill, Atkinson, and Currie. We are based in Southport, in Brunswick County.
Do you design as well as build?
Yes. Design and building science are handled together under one license rather than split between a designer thinking about the view and a builder thinking about the storm. The wall assembly and the window proportions get decided in the same meeting. Construction itself is partner-executed, with Tropical Tides directing the work and carrying the design intent and performance targets through to handover.
What is FORTIFIED Gold, and why does it matter here?
FORTIFIED is a construction standard developed by the Insurance Institute for Business and Home Safety. Gold is its highest tier, covering the roof, walls, openings, and the continuous load path that connects them. It is verified by a third-party evaluator rather than self-certified, which is what makes it meaningful, and it is recognized by insurers writing policies in coastal North Carolina.
What does sub-1.0 ACH50 mean?
It is an airtightness target measured by a blower-door test: under a standardized 50-pascal pressure difference, the volume of the house exchanges less than once per hour. On the coast this matters more for moisture than for energy, because uncontrolled humid air reaching a cool surface inside a wall is what causes hidden damage. To be precise about status: this is a design target written into the drawings and carried into construction, confirmed by test before handover, not a claim about results already measured on a finished home.
Do I need to own a lot before contacting you?
No. The inquiry form asks about lot status because the answer changes the conversation, not because owning land is a prerequisite. If you are still evaluating parcels, the site analysis work is often most valuable before you buy, when what a lot will and will not support is still a decision rather than a constraint.
How does the project record work?
Clients get a private workspace holding the current drawing set with its version history, every material and design decision with its date and reasoning, topic-based message threads, and the project timeline. Most of the stress in building a house is not knowing. The workspace exists so that questions about what was decided, when, and why are answerable in about ten seconds.

Tell us about your Pender site.

Every project begins with a formal site analysis of your specific parcel: flood zone, wind exposure, sun path, drainage, and the constraints that come with it. That document is yours, and it comes before any design decision.
