Every project runs the same sequence, from the first conversation through to the day you get keys. Design intent and performance targets are carried across each handoff instead of re-argued at it.

Discovery + Fit

We discuss site, budget, schedule, family rhythms, design goals, and performance expectations.

Phase 02

Formal Site Analysis

You receive a written deliverable: flood zone classification, wind exposure category, and lot orientation, plus any regulatory or historic constraint that applies.

Phase 03

Concept Design

Massing, floor plan direction, exterior language, and early performance strategy are explored together.

Phase 04

Design Development

Plans, renderings, assemblies, materials, and systems become more specific and coordinated.

Phase 05

Documentation

The design is translated into coordinated drawings, specifications, and permit-ready information.

Phase 06

Build

We direct construction under our general contractor’s license, coordinating certified trade partners while design intent and performance targets are protected through execution.
